What GDS and TDS mean
Canadian lenders typically qualify borrowers using two ratios: GDS (Gross Debt Service), which caps housing costs — mortgage payment, property tax, heat, and half of strata fees — at roughly 39% of gross income, and TDS (Total Debt Service), which caps housing costs plus all other debt payments at roughly 44%. Actual approval amounts vary by lender, credit profile, and the mortgage stress test rate in effect at the time.
